Can any one recommend the best paint which will not peel and last at least 5 years and also the best way to apply - spray, roller or brush.

Paint is not a good choice for a deck, paint is not meant to be walked on. I would power wash and go with a solid stain instead of paint. which can be applied with a brush, sprayer or roller.

Does your deck have failing paint on it now? If so a wash, scrape and prime might be needed. Primer is not necessary under normal circumstances for a solid stain but it might be if paint was used before depending on condition of the deck. You have any pics?

Yep solid stain will do much better for your situation. I recommend Sikkens Rubbol products. Apply by brush for best results.

If you find a product that lasts for 5 years let us know..........I feel you're lucky to get 2 years out of any product when you consider the abuse a deck takes.
