Am in the process of building a pole barn with a 1200 sf apartment. Pole barn is over 5000 sf. Only 3 rooms, closet, bathroom and all the rest wide open, no walls. Furniture will be used to separate different living areas. 9 ft. ceilings with fans to distribute air. Heat will be with a ventless firepace.

Two questions: I need some help in finding a cooling system that mounts in the wall. Not even sure if I will need just one or two. 2nd I plan on using t-111 boarding for the walls but not sure whether to use same for the ceiling. Really trying to stay away from sheet rock.

The object is to keep it simple. No ductwork since no walls and easy maintenance.

Any help would be appreciated.

Check out the mini split air conditioners. Mine is in my garage and has a heat pump for the cold days (which we don't have many).

Thanks. Did you get the ceiling mounted or the wall mounted? I like the idea of the ceiling mount. What do you think?

Mine is mounted on the outside wall of the garage. The lines run in PlastiDuct along the outside to the condenser, which sits behind the privacy fence. No problem from the HOA.

Although mine is by Fedders, it looks similar to this one.
