I'm looking to add a approx 1300 sq ft addition to a 888 sq ft existing home shell only for now. This addition is main level with second story i would hire foundation done, crawl space no basement and do as much of the deconstruction, framing,siding,windows that I'm equipped to do. could anyone give me a ball park cost of this in south mn.
Why wouldn't you want a basement?
I just did an addition on my own home, the foundation is a typical 8 foot tall walls, 4" floor, footings, rebar, pinned, and so on. 40 x 16.5. Was around $8,000 for the foundation (with a couple of slider windows), and around $3300 for the excavation, crushed gravel, drainage system, etc.
I thought that was fair.
The cost savings of a 'crawl space' around here just isn't there. You save a little money on concrete, but it's basically the same labor to set the forms up. You just set them to 5' instead of 8 feet (around here min 48" frost wall) . Again, you save a little money on excavating. Not worth it. Basements are great for storage.
