Quick septic answer


A person is renting in a building thats on septic. They said some units are vacant an they say theres a bad odor from the septic.

How can an owner fix this?

Does a septic serving multi units need to have water from all units going into septic?

In vacant units sink traps and toilet bowls can dry up and allow sewer gas to enter building.

So would easiest solution for LL who isnít around ......if units are unlikely to be rented.....would that be to pull toilets an sinks an cap them off?

If the water is on in those units it would be easier to flush the commode and run a little water in the sinks every so often.

He should have some on top them up every 2 weeks. Including the washer drain.

Seems like Absentee Landlords arenít uncommon around here.

Maybe investment properties or tax write offs. Owners donít care

Then phone the local health department. Make sure you have the LL number and address handy to give them.

IF the units are vacant, pouring RV Antifreeze in all traps (including washing machine stand pipes) and commodes will help. The antifreeze won't evaporate like water will and it is flushable with no adverse effects.

Flush toilets, run water into all drains AND floor drains. Pour about 1 ounce of mineral oil in each and it floats on the water and stops evaporation.


Dual purpose......if your stomach is upset the mineral oil will also work for you!
