Protecting pipes from freezing on a house on stilts


I have a lake house (an old "camp") that is on piers. It is about 2-3' off the ground.

The public supply water line for the house would come up through the ground in the center of a 12" PVC pipe. There was a light bulb inside the 12" plastic pipe. There was also an insulated wooden box built around the 12" pipe. Plus... lots of mice.

I have to install a new septic system and relocate the water supply line... so... I want to figure out the best way to do this.

Thoughts?

Add your location. It makes a difference how cold it gets where you live.

It gets cold... Massachusetts.

Yesterday... my car said -11. Yes... negative 11. Lowest I have ever seen it.

Use a large steel oil drum, instead of a wood box to surround the in ground riser.

A lid on it to prevent mice infiltration, then Heat tapes to wrap the exposed piping to the home.


Or maybe a concrete " dry well" surrounding the riser and connecting plumbing, with another heat lamp inside, just remember to shut the light off in the summer.

Consider installing a quality key operated stop and waste valve installed below frost line and closing to drain in colder weather when not in use. A long handle key through the floor to operate. A PVC sleeve of appropriate size to guide the long key from floor to valve makes it lots more convenient.

( yes, quality valves are more difficult to find that 40 years ago but they are available )

My opinion...

Put a skirt etc., around the house.

Build a better insulated box around the pipe from the ground to bottom of house.

Paint the wood of box with tar then add insulation.

Send some heat to the box.

I assume that you intend to use the camp in the winter. I like ron45's comments but an intrigued by the suggestion of cutting down a drum to make it critter proof. A properly insulated and sealed box should not need a light bulb for heat - I would think heat tape on the pipe would be sufficient. You could also run the supply pipe up against the waste line. The waste water will run down the side of the pipe and take the load off the heat tape (when the camp is occupied).
