Hello everyone, finally got to installing all the parts I received in. All went well and thank God no leaks. I even went ahead and installed a new anode rod, this would be the third rod installed on this tank including factory one.
I set the pressure regulator to 65 PSI and upon heating the pressure only went up several PSI above that was nothing substantial as before it would rise above 100 PSI. Everything seems to function well and hopefully this resolves the issue I been struggling with.

I am glad I installed a new rod as the old one was in bad shape from attack. see the pics.

Nice job! Thanks for the update and pics.

The pictures of your ate up anode rod shows the importance of changing them out every few years to extend the life of the tank. Nice thinking.
