How to escalate a persistent plumbing issue?


Hello, I am curious for some insight into a persistent plumbing issue I have had at my apartment building, namely that a certain kitchen sink drain line persistently backs up.

It seems to be grease (we snake, clear the drain, but never really recover a culprit), and then a month goes by and it needs to be snaked again. I suspect I need to spring for a more thorough drain cleaning, but I am not sure how to request it and make sure I know what I am getting. I dont want to call a plumber and say "snake the main drain line" and have that not be the correct thing to do for the situation. Typically all are satisfied with just unclogging the thing. I would be too if it would stay unclogged.

Any insight would be appreciated, thank you.

Don't do chemicals. Do the manual cleaning, but let the apartment management know of the problem. It is up to them to contact a plumber and get it taken care of since they own the building. Anything you do will put you in jeopardy and they could hold you liable for damages. First thing is to cut back on things like grease and solids going down the drain. Run boiling water down the drain for starters, it may help soften the greasy stuff and help wash it on down.

We used to get the kitchen lines in the cafeteria jet cleaned once or twice year. It is a high pressure line with a special nozzle that blasts all the grease off the pipe sidewalls.
The problem may not be in your lines but the mainline for the whole building.

Kitchen sinks are notorious for that. i've Had that issue before. clear the lines as mentioned, then started using bio-clean, never had any more issues with clogged kitchen sink drain.



Not promoting it or saying that it will work for you, but it did work in my case.

When I was cleaning 5 or 6 resturant exhaust systems a week, I used Bio-Clean in slow drains. The stuff works!

Cleaning habits of greasy kitchen houseware items must be changed for a long term solution. We have our snake sessions down to every 13 years and if the wife wasn't so hard headed about it it would be close to never needing a snake again.

It is against many plumbing codes to discharge water at boiling temperature to a drain pipe.

Yea i am management. We've had several plumbers but frankly i would like to shop around and am curious what to say. right now they say theyll unclog it, which is not sufficient.

Will bio clean clean further down the line? Just local clogs i use a hand snake.

Sounds promising. Is that a common service a plumber would provide? Do I just request a jet cleaning, or is there a more recognized name for the process?

It is a common thing for drain cleaning services. Just ask to have your drain line jetted or jet cleaned.
