Is refinishing floors worth it?


House was built in 1945. I'm trying to decide between the following:

1. Refinish the floors myself (rent floor sander)
2. Hire out the refinish job
3. Replace with engineered wood flooring


For those of you that have done a floor refinish, was it worth it? Would you have been better off paying someone to do it or just replacing the floors?

The house is not occupied, so there is not furniture to move.

Oh, Hell yea on option 1.

My floors are 1952 solid oak.....

Chances are, the only 'finish' you have on your floors is wax.

I redid my floors about a year ago. Rented a sander for 24 hours....

It's not hard. The most important part is keeping it all clean.

I did 1 bedroom, the pub area and the dining room.

I got my #2 son to do his room.



After that...sent everyone to grannies while I finished it all up....took about 4 days. It's ok....I had beer.

I've done it both ways.
After the first time doing it myself I hired it out since then.
They had it done faster, less mess and it came out better.
I lost a 1/2 a day just picking up all the tools and materials, trying to figure how to use them.
By the time I paid for the rental and materials, figured in time lost working for 4 days for me it worked out I did not save any money by doing it DIY.

Well worth it in some instances, especially when ugly dirty carpet has covered it for 20 years.

This Parquet was removed, taken outdoors and sanded /W drum sander, all wax build up removed from edges with random orbit sanders , scrapers etc. and re-installed. We called it a flooring party.

I have done it both ways. I will never refinish a floor myself again, it is hard work, difficult to get right, and the professional floor finisher does a better job. Well worth the money to hire it out based on my personal experience.

I'm not a huge fan of parquet but that looks really nice!

DIY or hire it out, depending on your skill, ambition and how you value your available time. It does take some time to get comfortable with the sander and figuring out how to do it right (with the grain). The only two caveats are if they have been done before and how much wood is left (if you have floor heating vents you can usually get an edge view), and if there are any deep stains that just simply won't come out. I would definitely not replace solid wood that is recoverable condition just because it is old. Graining in older lumber plus the patina is worth saving. Apply the new finish needs to be a dust/lint/everything else-free environment.

Times have changed. Back in the day of the rolling drum sander thing, it was a bear since a half of a second not moving the thing made a nice ditch. These days, if you rent the random oscillating deal from the big box, you can put it on the floor, turn the switch on, and THEN plug it in and walk over to it and start sanding. I've done many floors on my own, no worries. Ron
