Exterior concrete stain


My concrete porch floor is 12 years old and has never been treated. It looks fine except for a couple of rust spots that I can’t remove. My question is whether to use a water borne stain or solvent based. I asked a similar question a while back about my deck. I’m concerned about what future maintenance will involve. I remember you guys talking about stain penetrating the surface vs forming a film that may peel. Is the same true for concrete?

I've had good results using H&C concrete stain [solid color] While it comes in both waterborne and solvent based [xylene if I remember correctly] I've only used the solvent based version. Their solvent stain will wear away but it recoats nicely with the next coat 'melting' the existing to create a great bond.

Floor neutralizer will remove rust, but if the concrete has other colours trowelled into the surface it will remove that too.

I use the H&C water-based version of their concrete stain and it has been amazing on my patio which is in full sun all day and also takes a beating from the weather. My only prep was pressure washing. It has been 8 years since I did a full re-coat. There are a few areas of wear due to foot traffic and snow shoveling, but, aside from that, it still looks good. Gonna re-coat it this summer.

I don't know much about it but when we asked about rust on the drive way, one of the box stores sold us something called floor neutralizer and it worked. I think HD sells a product.
