Repairing leaky metal roof


The roof above a sun porch on a house I own has a small leak. The house was built in the 1890s and the roof is metal, and possibly original to the house. I assume it's tin, although it may be a different metal.

The leak appears to be the result of some small pinholes scattered around the edge of the roof.

My question is how you repair this permanently. I gather that a well maintained metal roof -- which means one that is regularly recoated with roofing cement -- should last indefinitely. So, before shelling out a fair amount of money to have the existing roof torn up and replaced with new metal, I'm inclined to spend more like $100 giving it a new layer of roofing cement.

But if the problem is likely to recur, then I'd rather fix it the right way -- or at least in a way that will last for many years. It's a rental property and I don't want to count on the tenants to report any new leaks, because they might not tell me until the problem has gotten pretty bad.

So, what do I do: Recoat the roof or hire someone to tear it off and replace the metal? Or is there another solution? Cost is important so I'm looking for a solution that will be cost-effective but not just a band-aid patch.

The roof is basically flat, by the way.

Needs a thorough inspection for signs of rusting, Many pinholes sounds like a possible rusted out sheet.

If so, no amount of tar is going to help.

You know the real answer, so just bite the bullet and replace it.

You really need a trusted pro to look at it and give you advice, Almost flat does not sound like a good place for a metal roof.

Is the year a typo?

1890 or 1980 ???

If 1890 is correct, you have received good value for the roof. Time to replace it.

We can not see what your seeing.
What type metal roofing?
There's at least 7 different types.

You can repair an ancient roof until you get tired of it and decide to replace it. Only you knows where that threshold is.
