Question

Garage floor leveling

Hello,
I have a car and a half garage, that is connected by a wall to my small living room, I would like to add some space to my living room, about 6 feet worth, the problem is the floor is about 1 foot or more lower in difference, what can I do to have it raised up to the level of the living room floor? What materials are needed? and about how much is the cost and can it be done? What kind of contractor do I call? Right now the living room has wood flooring that I am going to add to when the project is finished. any suggestions are greatly appreciated.

any competent carpenter should be able to construct this floor for you,,, if i did it, its not difficult 6mil vapor barrier, p/t 2x ? floor joists, 3/4" t & g marine plywood, sub-floor, final surface covering

btw, insulation 'tween the joists would benefit your tootsies GREATLY

To get a cost, you would just call in local contractors and get estimates.

One thing I would like to add. If and when you decided to job it out or perform this your self. When ever I'm matching anything per existing I would suggest using engineered lumber for the floor joists. The wall your going to remove is resting on a foundation. the new floor system is going to shrink. especially p.t. floor joist's in two to three years there will be a noticeable hump if you don't use the joists I suggested.
You will also have to see which way your flooring is run. I'm thinking the floor joists run parallel to the wall you want to remove. that said, there is allot of saw too thing that will need to be done once the wall is removed.
not to mention the flush header that needs to be designed and installed.
Is this something your husband could take on???. Bob.

You need to realize there needs to be a firewall between the garage and the extension into this space. Your husband needs to isolate the living space from the garage.
