Conversion of a 2 story shed into a livable house. Need an estimate.


Hello,
can someone give a rough estimate, how much it would cost to convert this 2 story home depot shed into a livable house? This is the shed:

They say that it can be up to 720 sq. f.

I've seen people are doing that. Like it's here:

1. With city water and sewage.
2. Without(needs septic and well).

I live in Raleigh, NC area. I would be glad to find a contractor as well, who can do that.

Your asking the impossible.
I'd start by talking to your local building code office, zoning, health dept, to see if it's even going to be allowed in your area.
Going to need a real set of plans so you can start making some local calls for pricing so there all bidding on the same spec's.

$30,000,000

This, of course, is an extremely rough estimate.

For a better one, call a local contractor. They will know what is possible, how to do it, and how much it will cost.

You really need to talk to a few local contractors. Things like local permits, impact fees etc are going to play into the final price. Also if the structure will be put on a crawl space/full basement/slab will effect the final price.

Also what about land prep? Is there a well on site or does that need to be dug? Wells run $5-15k depending on depth. Septic systems run $8-35k depending on soil conditions. So location will have a huge impact on the final price, and you need to know that location to get a quote.

I would be very surprised if the real estate listing you posted is a shed conversion. I am fairly certain it is a stick built house.

While they look similar, it is a significant difference.
