We have an unfinished bonus room over our garage that we're looking at finishing.
The floor is 2x10 construction, unsupported joists with span of 21'.
I've been looking at span tables, and it seems that 2x10 construction for a load of 30lbs/sq ft is rated for just 19'1", and at 60lbs/sq ft would be around 16.5'.
I'm looking for some suggestions on supporting the span. The garage door runs parallel to the joists, and the garage ceiling is around 16' high.
I'm considering getting a couple of TJI's to flank the garage door and running steel posts down to the concrete foundation wall to support them, but the garage depth is 23', so I'm not sure if that would be sufficient.
