Attic leaking from Chimney?

I have a relatively new house <5 years old and am having a problem with a roof leak. it appears water is comimg through the brick chimney.

The chimney is large, brick, but framed in wood (there's a metal stack, the chimney is just for aesthetics). We've replaced that section of roof one as the roof decking ajacent to the roof was rotting, but we still have the problem.

The chimney DOES have a cricket. The roofer came back and feels the brick/mortor is the culprit because he showed me water damage where the wood is "inside the chimney"

Can anyone offer any advice? This is very stressful.

Thanks!

Have you checked your chimney crown for deterioration or cracks? Easy google lookup if you're not sure what that is.

Also, chimney cap is in good shape, right?

Finally, the top of the metal flashing should embed into a groove in the brick mortar that was created with an angle grinder - and then caulked to make sure that water is not running down the brick and between the brick and metal flashing. It should shed over the metal flashing.

Hi Walkman,

Thanks for your response. not sure about the crown, its high up and have have a metal chimney cap over the top of the chimney. I do know they grinded in the flashing and chaulked twice.
