how is HVAC installed in an apartement?


We are in MA. My brother bought an old (1994) apartment unit with air-conditioning (cooling and heating). I want to understand how the HVAC system is structured.

There is a Carrier FB4ANF030 electrical heating equipment (furnace) in his apartment. I guess the cooling air conditioner must be installed outside somewhere. Am I right? -- Q1

And there is also a control unit somewhere to control/switch the cooling and heating. Am I right? -- Q2. where is the control unit, within FB4ANF030? -- Q3

For cooling and heating themself, there is a control unit for each of them to control on/off themself based on the room temperature. Am I right? -- Q4

So this is a condo setting?
1. Are you asking how YOUR system is constructed?
2. Post pictures of what you have now.
3. When you say "control unit", do you mean a thermostat?
4. Again, post pictures.

Without the details, I can tell you the following: Your AC system should be installed either in the furnace or attach to it, depends on the type of the furnace box. Your thermostat (control switch) should be able to handle both heat and cool.
You may have a heat control board in the furnace, that board needs to be replaced so that it can handle both heat and cool.
As mentioned in the other post, we need more details or pictures of your system to be able to help you.

Low rise apts and condos often have exterior closets or small interior utility rooms for the air handlers and furnaces with the air conditioning condensers mounted on the ground. High rise is a whole other thing... that I am not familiar with. Is yours a low rise building or a high rise??

Condensers are often mounted on the roof too.

First time I heard of a 1994 apartment being old. I have bad habits that are older than that.

The picture of the furnace is attached here. I don't know the definition of Low rise apts and high rise apts. The apartment building has 3 floors. there are two entrances. each entrance has three units on each floor.

The board handling both heat and cool can be bought somewhere as an existing product unit or we (consumer/HVAC professional) have to modify it by ourselves?

3 floors=low rise.

I don't see any furnace information. Looks like alls you have is a an air handler for a heat pump... with no electric backup?? And an old one based on the R-22 refrigerant. Is that the only label you have? As for boards, you can buy many as a consumer once you have identified what you need. The pros here may be able to help ID the board for your unit. But might be wiser to let them help you trouble shoot this thing before you throw a new board at it.

The heating unit is inside a closet. It is not a gas or oil furnace. it uses electricity. I got more pictures about it.

Yep, could be on the roof, or on the ground somewhere. Look for it and post its model number.

Control of heat and cooling switch over, is done by the thermostat.


For cooling and heating themself, there is a control unit for each of them to control on/off themself based on the room temperature. Am I right? -- Q4

Should just be one thermostat for his condo.
