soil erosion problem?

I am looking to purchase a house, and wanted some feedback on whether there might be a soil erosion problem now or in the near future. A home inspector will check the house, but don't think they check this.

The home was built in 1994.

I wasn't sure if there should be more flat area outside the fence before it becomes a concern that the erosion would slowly eat at the fence line and off fall into the canyon area.

The thick cover of grass shows no sign of erosion---I would not be to concerned--
