Reseed or Rototill this lawn.

My home is in NW Wyoming. I built it 20 years ago and it has been a rental most of its life. I have returned for good and am trying to rebuild the dandelion farm where my lawn used to be. I did this in the past by putting tarps over the lawn in summer to kill off everything. I then rototilled the surface and mixed in fertilizer and reseeded. It came out nice but left to renters for another decade it needs to be started over.

Last summer i just did not water it at all so it all except for some grass died off. To start off this summer I feel I have two options. Add some fresh soil and add some seeds and then more soil. Then water and wait.

The other option is to rototill the lawn add fertilizer, reseed, water and wait.

Attached is the photo of what it looks like now.

Re: Reseed or Rototill this lawn.

My back yard looked similar to that last spring. I decided that it was too far gone to use seed and decided to till it up and then lay sod. It came out nice and looked great, but over the next couple of months it slowly started browning up. I was pleasantly surprised at the cost though. I only spent about $95 for the sod, which I picked up and installed myself. This year I have sent away for a couple soil testing kits and hope that this will reveal why the sod didn't fare too well last year.

#1, Get a soil test.
#2, This time of year if you rototill you just repainted all the seed heads popping up.

Ayuh,..... A "Lawn" to Me is different that the "Lawns" talked 'bout here at diy,.....

If I can mow it, 'n it generally Looks green, it good 'nough for Me,....
Thorny stuff gets pulled, this time of year dandelions get Eaten,....

The reason for this post, is to testify that dandelions are the most tenacious of plants,...

I'm a blacktopper, We work with crushed limestone, dandelions Love limey soils,......
If We don't over-turn, 'n re-compact an existin' limestone driveway, down 8", 10" deep,....
If dandelions had been livin' there, they'll regrow from a tiny tap root, up, 'n Through 3" of compacted asphalt,.....

I spend a day or 2 a year, chasin' dandelion bumps,.....
They start out lookin' like a golf ball pushin' up outa yer driveway,....
Then a tennis ball,....
Usually by baseball size, the green plant is out, 'n Growin',.....

For golf ball, 'n tennis ball sized bumps, I drive a big ole dock spike down through the blacktop, pour in 'bout a qt. of clorox bleach, then beat the bump back down with a hand tamper,.....
Baseball sized, I just pour, 'n pound,.....

Dandelions Suck,.... but they sure do taste good right now, right here,.....

Fiddleheads are still a few weeks out,.... can't wait,....

If they come back, this is what the backyard looked like, you can come visit and have a feast.

Re: Reseed or Rototill this lawn.

Rule of thumb is more than 50% weeds and undesired grasses and one should kill everything and start over. This would be along the lines of your rototill approach, though you did not mention the 'killing everything' first step.

I would guess you have cool season grasses in WY and they are best seeded in the fall after the peak heat of the summer has passed. If this is what you have, I would get a soil test and be ready this fall to add whatever amendments are suggested by the test and reseed at that point. Additionally, I'm always one to lean toward a core aeration as well.
