We're in Connecticut for reference. Right now the land is bare, foundation is in, modular house is dated to be set on the foundation early/mid July or so and then starts about 3 months of finish work in which I'm doing a lot of it. After everything is done, land is graded, then I'll start trying to get the lawn done, probably seed early spring 2016.

We have a 50" Toro zero turn mower, and it takes me about 20-30 minutes to mow our current .5-.75 acres.

Edit: without access to irrigation due to size, would it be better to seed in the fall or early spring?

I would plant a no maintenance grove of native fauna or several of them here and there (how ever it works out on paper) to take up most of the space. And leave enough for lawn that I could enjoy taking care of. Fruit trees and berries are never a bad thing to have around either. Just keep them away from your house.

I would plant it and cut it, leaving the rest of it up to these guys.
