Replace My chimneyy

With all the rain we have gotten lately we started noticing a leak at the top of our chimney. We thought we just had a normal leak. I turns out the chimney is rotted. We had a general contractor come to our house and look at it. They are telling us that we have to replace the entire outside structure of the chimney. My questions are, is this common on a house that is 20 years old and how much will something like that cost?

Picture? Masonry chimney or metal chimney?
My masonry chimney is in the northeast (lots of freeze/thaw) it has been standing there for 53 years and will be there a lot longer. A little repointing once in awhile. No, a 20 year old masonry chimney should not be in such bad shape that replacement is needed. Reports perhaps. A steal chimney depending on the appliances may require replacement
