Need advice for a kitchen/bath/bedroom remodel. Sketches attached


Hey guys, we currently have a main floor layout where the kitchen is the main artery to the rest of the rooms on the floor. The kitchen has doors for an indoor porch, a (small) bathroom, a (small) bedroom, a hallway, and a staircase to the basement. We wanted to put an addition up to square off the upper left of the house (you'll see it below), and push the kitchen out into the porch and make a better bathroom with a tub and slightly increase the bedroom size. We came up with two layouts below but haven't been able to decide on them.

The first has the new bedroom being 10'x8' and includes a closet. The bathroom would be about 9'x6'. A closet in the master bedroom would be relocated with a new door and the existing closet would be part of the new bathroom which could now be accessed from the master bedroom. Pros - bathroom access from the master, 2 nice sized closets, master bedroom still feels big. Cons - new bedroom is only slightly bigger than current bedroom, a door has to be created in the master so we lose that wall space, bathroom a bit smaller with no good options for any sort of storage aside from the vanity.

The second has the new bedroom as 10'x10' with no closet or the option to add a closet inside the room in one of the corners. The new bath would be 8'x10' with some options for storage as well. To do this, the existing master closet would be relocated inside the master bedroom but would only be 3' deep. This layout could be flip-flopped so the bedroom was in the far corner and the bathroom adjacent to the master bath where a door could be put in to attach the two, but the wall between the new bedroom and bathroom is structural and we do not want to move it, so the bathroom would now be huge at 10'x10' and the bedroom 10'x8'. Pros - nice big bedroom and nice big bathroom. Master bedroom wall will be closed for a long uninterrupted wall (maybe). Cons - no closet in the bedroom (or shrink the bedroom with an interior closet), Or if putting the bathroom adjacent to the master, interrupting that wall with another door and then having a 10'x10' huge bathroom.

What are your thoughts on this? Any other ideas on how to configure the space?

Dimensions below are approximate, these room designer websites are so difficult to get just right!

I think option 1 with center bath. I would give thought to pushing the bath to the wall and give the hallway 2 doors. I mean bath noise control from the liv/kitchen area.
