Loft to bedroom conversion, how's the bid sound?


Hello, expecting baby #2 and we have a loft that was an optional bedroom. We plan on enclosing the loft and add a doorway. We got $3200 for everything including scaffolding rental as 1 side is stairs and just framing would be $1350 if we went that route.

Should existing wall be taken down to floor or frame off existing? I'd like to stick with 1 person to handle all then me bring in separate people if something goes wrong. I just thought $1800 for texture/paint seemed high but that's why I'm reaching out. Another bid said he wanted to smooth existing stair wall to avoid blending.

We frown on pricing questions. Labor rates and materials vary with the region (which I don't see you've listed).

Your best bet is to get 3 bids and take the one in the middle or top, never the bottom.

Did you get a permit for this?
Adding a bedroom raises red flags with the building and zoning dept's.
Egress window, may need tempered glass in the windows if there lower, Arc fault breaker, outlet spacing, may need tamper proof outlets.

Yes, that's all good. Also was option so Windows where there along with closet minus the doors. Adding 1 plug too.
