help! is it worth it?


I want to sell my house, its in a bit of a state at the moment but has bee priced as is at 50,000. It is a 1 bed with ensuite shower room, recently remodelled kitchen.
Things that need doing
Downstairs walls all have rising damp
Low downstairs ceing with expossed beams do i need insulation
Upstairs walls artex flaking off
Upgrade to bathroom
Back door wood and single pain glass
Kitchen window single glazed
Shower room skylight frame seperated in one corner
Exposed original floorboards in bedroom

Its a lot of work what will make money and what will just cost money, any ideas?

The only way to get top dollar (or Pound) for a home is to have it 'move in ready' when it hits the market.

What does that mean? Clean,freshly painted --with out any problems that can not be lived with right away---

Old style windows and doors may not be 'deal killers'---but leaking roof--bad heating or plumbing---structural problems---those close the market for the average buyer---

Clean it up---make the place look nice---

I don't think I have ever heard the term "ensuite" before I started watching "Love It or List It" on the DIY channel.

If it ain't broke... don't fix it.
Clean it, paint it oil it... and let the new owner go farther.
(few will just like you didn't)

If it is broken however... then fix it.
Remove question marks from buyers minds.

Actual faults to be remedied:
Exposed original floorboards in bedroom
Shower room skylight frame seperated in one corner
Upstairs walls artex flaking off

Do these promptly (and on the cheap if you can)

The other things that you still want to do:
Downstairs walls all have rising damp
Low downstairs ceing with expossed beams do i need insulation
Upgrade to bathroom
Back door wood and single pain glass
Kitchen window single glazed

Do NOT do any of these.
