First time remodeler

We’re looking to remodel our kitchen and two baths here in Southern California. We have a max budget of 85k for the jobs. The house is 2335 sqf so the spaces themselves are not terribly big. Home value is around 800 k. We’re going to replace all the flooring in the spaces, as well as appliances in the kitchen. If there is enough money, we may remove a soffit in the kitchen the kitchen and redo lighting.

First, 85k appear to be in the ballpark based on what I’ve stated so far? We’ve spoken to a few contractors already and gotten ideas on costs and let’s just say, there is a wide gap. In one case, we blow the entire budget on the kitchen. On the other extreme, the entire kitchen gets done in less than 30k (including appliances).

For cabinets, we’ve looked at stock, custom, American, Chinese, and we’re not sure what matter and what doesn’t. We’re mostly using yelp and personal references to filter but still not easy.

I think, based on the budget, we’ll have to settle. Just trying to figure out what and how to settle on. Any insight welcomed. Thank you.

With a 85K budget, I would suggest hiring an independent local designer or architect. They will take a small % of the budget dollars but will help you get the best "bang-for-the-buck". Some remodelers will do this for free, but I still would want a impartial opinion.
