Basement and Finishing


Hi all,

I have been researching for a few years now on finishing my basement. I have run a few main power wires to specific locations, but next on the list is to start framing. This is where my issue comes into play. We all have the HVAC system to deal with, but my returns, and pics below, are essentially, framed in with the joists. Unless they just did that to keep the return air in a pipe? I ask as I need to run a wall in the same direction as the joists, but the returns are in the way. My only thought is to add a 2x4 to the joist so that I can attach the metal framing to it. Thoughts? Suggestions?

Your returns are joist panned. No pipe inside.

You'll create a soffit around this. Some call it a bulkhead.

Thanks guys! Not sure if this a good or bad thing, but probably a different discussion for another day.

I would think of building a soffit around all of it, but I am going to do a drop ceiling. I guess my issue is that I want to build a wall in line with the return. Do I just add 2x4 to the beam that the returns are attached to? I am trying to figure out how I can attach the metal studs to it? I am also not sure if it is illegal to not allow access to the return/cover it up with wood.

Fasten the plate directly to the joist as you would if the return wasn't panned. No code requiring access to the return.

Wow good to know. I will probably seal up all the joints prior to make it airtight. It wouldnt be wise to try and do that after all the walls are done.
