Mouse droppings in addition ceiling insulation


I finally cut open an access panel into the ceiling to our addition. We've heard animal sounds in the walls and ceiling in that area a while ago so I thought I'd see what was there. When I dropped the drywall rectangle down, it had lots of mouse poop, just on the one little area that I removed. So I'm guessing the rest of the ceiling is just as bad.

No moldy smell and everything looks pretty clean. I do see some tunneling where mice have been but not everywhere. I imagine their main living areas are out of sight.

(I've sense put some hardware cloth on some spots I've suspected they were getting into the house and haven't heard them since.)

I called an insulation contractor who came out and took a look. He said he would start by removing all the pink batting insulation and vacuuming up all the poop. He then would spray open cell foam under the rafters to R34. No more nice environment for the mice and much better insulation.

He wants $450 to remove the existing insulation and vacuuming. $1300 for spraying the foam.

I could also remove the insulation myself and put down more of the same and then add another layer going perpendicular to the rafters for better insulation. Probably cheaper that way, but I wouldn't look forward to that job. It's a small space, probably 4 feet from the rafter to the peak of the roof over it.

If I just upgrade the existing insulation I still have a nice place for mice to live. Unlikely that I will be able to kill off all of the mice in the house.

Should I go with the spray foam? Thanks!

Solve the mouse problem first. You aren't having temperature problems.

I'm failing to understand how spray foam insulation under the rafters to R34 will solve the mouse invasion problem.

Apparently mice don't nest in open cell spray foam, so that's what is attractive about that option. If I remove the pink stuff, they will no longer have that to nest in.

I think the mouse problem is solved. Unfortunately, there's a lot of mouse poop left behind that I want removed. Removing it will improve the air quality in the room below that ceiling. I can remove, clean up, and replace with fiberglass batting also which would be cheaper. But then if the mice come back, the entire problem repeats itself. Spray foam looks like a better option.

Ask you insulation contractor if he will guarantee mice won't build nests of foam insulation.

if you were not having temperature issues, then removing the insulation, cleanup, sealing (mice proofing every single orifice) and re-batting is the simplest option. going to foam route could also work so long as you ensure there are not entry points for mice left open inside the space.
