What questions to ask Roofer

Understanding this is DIY forum, I plan on hiring a roofer to re-paper my roof. I was going to ask this question at Contractor Talk but it is for contractors only so here I am.

We have a 20 year old "wavy concrete" tile roof in So Cal. There have been quite a few houses on our street with leaks and subsequent re-roofs. I've noticed a few tiles that slid on our roof and have tapped them back into place. The paper underneath is very brittle. I suspect it's only a matter of time until I have to re-do mine so I figure there is no time like the present so I am going to have some roofers come out to give me quotes.

What would be good questions to ask potential roofers?

20 years seems a short lie span for concrete tiles. If it's not leaking are you certain it needs re-roofing? The underlay felt should also have lasted much longer.

Ask them if they also going to use EG 'roof' nails. They disappear and aren't good for long term roofs. Copper nails can last a long time.
If the tiles have only a 2" head-lap, have them give a 3-4" headlap.

From talking with neighbors, it appears the roofs were not installed properly when the houses were built- which might explain the premature need for replacement.

We don't currently have any leaks but because of the issues with the neighbors, I feel it's only a matter of time before we have a leak. I'd rather get it done now than deal with a leak.

I will ask about copper nails and overlap... thanks!
