What can you tell me about this roof from these pics?


Im trying to buy my first home. I went to look at this house which seems to be leaking water from the roof, it appears the house was sold and they began the renovation but stopped midway?? not sure why, but i imagine it was too much work and not what they anticipated.

There is mold in the bathroom in the ceiling.

Its a fixer upper, but im worried i am way over my head.

What can you tell me about this roof from these pics?


If those are pictures of that addition in the second picture then you only have one option. Demo that entire addition because it is wrong in just about every way imaginable. Someone was clueless when they constructed that. Don't even attempt to repair it. Everything from the framing to the electrical to the slope and transition...all not only wrong but VERY dangerous.

What can you tell me about this roof from these pics?


Thanks for the feedback guys. Im not sure when that additional was added. I thought it was just a water problem, but it seems there is more to this than meets the eye.

What can you tell me about this roof from these pics?


How good are your carpentry skills? You may not be over your head but whomever was working on that was.

The mold is probably from both bulk moisture and humidity in the bath. Vent the bath properly and be sure to use proper protection equipment when ripping out the moldy sheathing.

The roof is smoked and in need of complete replacement, probably a bunch of sheathing, proper ventilation, and some decent carpentry.

There is plenty wrong with this home. Be prepared to find more issues inside the walls and be sure to account for that in your pricing.

Unless it was priced for what the land would cost minus what it would cost to tear it down I personaly would pass on this one.

What can you tell me about this roof from these pics?


My carpentry skills are bad and i could never do any roofing. Did i mention I have never actualy did any DIY, just helped others with their projects.
Id have to sub this out to someone. I was hoping this would be a good first home for me. But i think the amount of work is too much.

The house is 74k. The area is decent, and houses around that area fully remodeled sell for 220k.

Thanks for the advice guys, i will pass on this one. Im trying to buy a house this year, but i been getting outbid over and over. Its frustrating, all the good homes seem to disappear rather quickly.

Around here that house would be going for $25,000 and they would lucky to get it.

Your at an extreame disadvantage with having no DIY skills.
I would have driven up in that driveway and back right up back out.

One tip never ever buy a house based on what any realitors suggested "home inspector" inspects.
Hire your own inspector.
