What area of the vent pipe usually gives way to leaking 1st(after many years )?

flashing. either where the flashing and pipe meet or the flashing and the roof.

Most often times the boot becomes UV degraded and breaks down.

That is an overwhelming majority of the failures.

That is fine but that is not where 99.99% of the leaks on vent boots come from.
