Is it too cold for this roof flashing caulking?


We recently found discoloration and surface bubbling on our plaster ceilings and walls near the ceilings, under around where the chimney is, from water seeping in somehow. We had a roofer take a look, and while he said our shingles are in good shape, he thinks it's leaking around the chimney flashing. He said it needs some caulking, using something called Vulkem sealant. I did a web search on this, and it says "The surface temperature of the substrate should be 40F (4C) and rising or above at the time the sealant is applied." The next 3 days will be 45, 43, and 51 degrees high during the day, and upper 20s and low 30s at night. After that it will be 30s during the days and 20s at nights. We are concerned whether these temps, especially at night, are warm enough for this product to properly cure. We don't want to make the problem worse by having this work done now if it's too cold. Should we wait until spring, or is it OK to have this work done now? Thanks.

Caulking is just a temporary fix. The area needs to be properly repaired. From what you described it sounds like the flashing has failed, but it's hard to say from here.
At any rate if you are going to use caulk it will certainly work better if its warm. But you can't realy just let it leak until spring either. I would ask your roofer to find a better solution until it can be properly repaired.

A picture of what your talking about is always better then just a story.
Caulking is just a temporary fix.

Thanks, Joe. I didn't know if you wanted pics of the inside discoloration or the outside flashing, so below are some of both. I can't get up on the roof to get a better view, in particular I can't get behind the chimney to see what's going on there. The black tarry stuff around the flashing is something put on by the person who installed a new flue liner two years ago (they also installed new "vents" on top of chimney, repaired some mortar cracks and holes, and sealed the crown).

First pic is on slanted ceiling above fireplace (some of the bulging is from an old leak that was fixed around 1990). Second pic is in the front-door entranceway, which is to the left of the chimney (when facing the house). Third thru fifth pic are to the left of chimney, last pic to the right.

Looks like there's no cricket above the chimney.
There's shingles that where left to short so water can get in behind the metal.
Big hole where soffit material should be.

That flashing isn't right at all. The valley pan should have stuck out 2" or more.
It needs a tapered 1/2 cricket where that rake terminates behind the chimney. What's there is buried under the shingles and is supposed to be on top.
Same for the back pan. It's buried and directing water under the shingles.
That right front corner needs a tinner's wing that goes to the edge of the roof.
That diverter is also holding water against the chimney.
I even see caulked shingles at the bottom of the valley.
