I am looking for some advice on a particular situation.
My wife and I purchased our home back in 2009 and had a roof put on and added to the mortgage. This created some initial problems from the start, as we did not get to pick the roofers.
Fast forward to now. I go up in the attic for many projects and upon going up there recently I noticed the wood around the skylight is rotted. This does not look like it was recently rotted and is not wet, but nonetheless it is rotted. (It had rained within the last week of me being up there) The wood is dry, brittle, and flaking off - with about 2-3 inches missing around the skylight. I contacted the roofing company and they said they would not warranty it since we had a skylight dome cover put on (we had no say on any of the options, this is a long story, but this is what it is). The gentleman I spoke with said the dome covers are guaranteed to eventually leak and it is our problem to deal with.
My questions are:
Do roofers have to replace wood they find rotten when replacing the roof? (I live in Jacksonville, FL)
As to the dome cover, I know they are not as of high quality as a normal skylight, but should it leak in less than a 3 year time?
The roof is 2 years and 7 months old.
I appreciate any information.
Just a guess but if the people were having the roof fixed as a condition of a sale, I'd bet this problum was brought to there attention and the old home owners did not want to spend the extra money to fix it right.
I see and have to deal with it all the time.
Not much you can do about it now except fix the roof and replace the sky light with a better one like a Velex.
When our roof was replaced in 2008, the guy that did it, took the time to replace all of the rotted wood that was found, when they did the tear off. As for your situation, call them up and have them come back to look at it, and see if they will fix the problem, even though you saw it after the fact. Some crews are better than others. Some I would not even trust watching our dog.
Joecaption said it. If they weren't contracted to fix rotting wood, they left it be. Have had many projects where owners have signed off on leaving suspect material in place because of $$$. That is where your final inspection prior to closing should have come in.
