Roofing repair advice


Hi,
My house has a concrete tile roof. The house about 25yrs old, and I'm observing leaks in a couple of spots.
I talked to this roof repair guy, he inspected the roof and considering the age of the house, he advised me to replace the whole roof which would involve removing all the tiles, replacing the felt paper, and re-tiling. I had a couple of qns.
1. After how many years should the roof be typically replaced? house is 25 yrs old, concrete tile roof, in southern California where its sunny and not too much rain.
2. He asked me to pick if i want single layer of paper or double, any advise?

Do you know the source of the leaks?

If the leaks are sporadic only represent a couple of deficiencies in the roof, why replace the whole thing.

I am not a fan of the asphalt paper while there are good synthetics out there.

I would suggest you get another roofer to take a look at it to get another quote/opinion.

Roofing repair advice


When i checked, there were holes in the underlayment which seemed to have eroded over time. There were some cracked tiles also.
Qn: How does Ice and water shield compare to the 30# felt? would you recommend that instead of felt?

Ice and water is a peel and stick membrane that is self healing around fasteners.

It is a fine option, just more expensive than felt of the synthetic underlayments.

I would go with synthetic and put water and ice shield in valleys!
