roofing problem ???


Hi guys,

I live in Toronto (cold winter climate) and I own this house built in 2004. It is a semi-detached house. I did not notice this when I bought it in 2006 but I noticed about 1 year later that the roof has this "wave" right in the center over the line that separates the two houses (semi-detached house). (see picture)



I checked the attic for leaks, moisture, but everything seems to be fine.

So, what could be the problem ?
Do I need to repair it? The roof is faily new (6 years old) and since I lived here for 3 winters already ... I don't see any issues not repairing it. Unless it might create other problems.

My neighbor says the house was always like this (he bought his half from the builder).

roofing problem ???


Only time I've seen anything vertical from eave to ridge like that was an old house that settled in the center, racking the sheeting straight up but I don't see how that could have happened on that roof.

While in the attic did you inspect the decking going up that line? Did it look damaged or lifted?

Sorry, Not sure what it is but it's not right. Looks more like a framing issue than a roofing issue.

I wasn't looking that close to the framing. I will.

If it is framing, will it cause issues? is it easy to repair (expensive) ?

"Usually" (from what I see in BC) there are two trusses that get installed with fireproof drywall in the middle, this is the buildings firewall. What they will do is run that straight up through the sheathing and top it off with a strip of metal that is not covered by anything (except roofing materials).

If your neighbor says it's always been like this, then it could be because the firewall was built up too much. I have had to remove the metal strip off a (brand new) duplex and shave the firewall drywall down a bit to make it look more uniform before I roofed it on.

It's quite a common problem here when the roof spreads and the party wall (usually 9 inch brickwork) holds up the tiles and leaves a ridge.
