Roof Warranty?

Greetings--

In my quest for fixing my leaking roof..... I obtained a proposal from a roofing contractor. The house has steep sloped main roof, with flat roof over a front and back porch.

The proposal lists 20 yr shingles. It also states there is a 5 yr labor warranty on the main portion and a 2 year labor warranty on the flat (torch on ) portions.

Is this a normal length warrenty ?

I can't speak for others, but that's about right for every quote that we have received.

Some list it as a 5 year; 'labor' warr., 5 year 'no leak' warr., 5 year 'workmanship' warr. ...with all referring to the same kind of warranty....
