Roof Sheathing Problem


I had new architectural shingles installed 5 years ago and now I have noticed a problem in one section of the roof. I noticed a slight bulge in the roof line and after climbing up to investigate found one of the 4ft. sides on one sheet of sheathing is coming loose from the rafters. I know all the seams were checked before the new shingles were installed because it was a complete tear off and reroof done by a reputable contractor.

My question is whether this can be easily repaired or am I looking at a major repair bill??

Roof Sheathing Problem


If no other problems found when it's torn up, it's just a matter of tearing off the area, fixing or replacing the sheeting, and patching it up. Few bundles, some felt and maybe sheeting. Chance the shingles won't exactly match.

Gotta wonder why it did it though, and if it's just a symptom of a bigger problem.

That fix, in itself, isn't that major of an issue. Maybe four hrs labor and a hundred dollars in material.

Even the most reputable contractor can miss a rafter with a few shots from a nail gun. And, even the most reputable contractors typically have at least one idiot on the crew!

Chances are it is an isolated problem on what is otherwise a good installation.
