Roof Maintenance Package


One of the deal sites has a “Roof Maintenance Special” today. I don’t know a darn thing about roofs, but I was told when I bought my house 2 years ago that I had 5 years left on my roof before I needed to replace it.

This is the wording… This maintenance package is normally valued at $300, saving members over $150! One of their roofing specialists will come to your home and inspect your roof. This inspection will include sealing around any unsealed pipe collars, exhaust fans, vents and any chimney flashing. They will take digital photos of your vital exterior structures that are in need of additional maintenance or repair and present you with a professional plan of action on how to address these issues.

Any idea if this is a good deal? I’m all for maintenance if it extends something, but I don’t want to blow $150 either…

Only charging $150 to get on a roof, let alone make and adjustments, is a steal.

That being said, I am sure there are line item prices for replacements of shingles, pipe collars, etc.

I don't see that as a bad deal though for just the inspection and hand sealing of what are likely the dominant leak pathways.

Sounds like a creative lead-generation program. Also not necessarily a bad thing in and of itself. All depends on who is offering it and if they are giving you anything of value for your money.

I charge $350 for my roof maintenance package.That pretty much covers what has been posted.As a part of my workmanship warranty I now give my customers a free inspection during the first 5 years.

I also give my new customers a free maintenance voucher for a free touch up for the entire duration of my workmanship warranty at the customers chosen time slot.For a maintenance referral I deduct $100 if the referral was from a previous customer.

Sometimes you get weather damage around pipe flashings so I change those as part of the touch up if needed.

Some people think it affects the bottom line but the longer you can keep your company in the minds of your customers the better.IMO of course

But to basically go door to door offering this service creates uncertainty and it appears as a ploy for creative lead generation.I would not hire someone specifically for that service if I didn't know any better or if I didn't know them or of them.

If you can get them up there for that price and get actual pictures of what they are charging you to fix, that is a great opportunity to catch any possible future problems that could be much more expensive to fix later on. As a homeowner you don't really stop by a damaged section of your roof day to day like you would a leak in your kitchen. So it is a great idea to get someone up there every once in a while for a "check up".

Do be prepared for some up-selling while they are there and take there advice to another couple roofing companies in your area to compare the recommendations with the photos before you spend any large amount of money.

It is not worth it. If you are unsure about the "scam", contact Lisa Madigan's office in Chicago majch. They can tell you if there have been any complaints about this company and will take a report also to investigate. Chicago is the land of scammers and fly-by-night companies, compared to downstate, which we have our share, but not as many as up your way.
