Roof Leak


This is a pretty clear cut case of a roof leaking through nail holes, right? The roofer wants to do a 'hose test' where he runs a hose on the roof to see if water comes through. He's being kind of cagey about owning up to this being his problem.

This roof was installed 2 years ago and the roof decking in this area was plywood replacing old 1x8 boards.

Is there a missing shingles? There is no reason that it should be leaking around the nail unless there is a shingle missing.

Agree 110 % any roof will have hundreds of nails through the sheathing.
Most codes call for 1-1/4" nails.
How about a picture of the roof on the outside.
A location would be nice to rule out ice dams on the roof.
All that black mold makes me think you may also have an air sealing and lack of roof venting going on.
Give us more info.

As joe says we need pictures from the outside. Close ups AND big picture panorama's too. Both kinds of pictures are important since none of us can stand in your yard.....unless your Ann Arbor then maybe I could stand in your yard.

That is some pretty nasty black mold.

I would guess that it would be more cost-effective to replace the sheathing than to professionally remediate that mold. even including the cost of re-shingling over that section of the roof.
