Roof estimate
 
Hi all,

I'm a first time home buyer and I'm looking at various homes, one of which needs a new roof. Before I call out a roofer I just want to get some thoughts on this...
I want to pay for a complete tear off and new good 40 or 50 year roof. Here are some pictures that I could manage to obtain.

The house is 1800 sq foot.

In what price range is a roof of this size and type? Obviously only looking for a ball park or a good guesstimate. $5k, $10k ect... I haven't looked at the roof from the underside yet but let's assume the usual, some plywood needs replace but nothing more. Also looking at the main roof, dormers and all the smaller trim roofs.

Where are you located?
How many layers?


Tough to say. Get some good estimates. With 50 yr. shingles, it will be a bit more costly. You are probably going to be closer the $10,000 then the $5,000. But like I said, other factors will effect that.

If you tear off you can cut your costs in half. But be careful!

I'm in the Rochester NY area and I'm not sure how many layers there are. Probably two, hopefully not more. :)

$10k, that's the range that I was thinking. I don't want to climb up on that roof because of how high and steep it is. I can do a ranch with 5 friends in a day but none of them are willing to do this one. I'd pay good people good money to do a good job.

Just wanted to get a ballpark though.

Is the bottom layer a cedar shingle layer?

Is there skip sheathing, aka spaced plank board decking?

If so, then there is also the entire cost of resheathing the entire deck structure with new plywood.

TO & RR price = about $ 9,000.00 plus about $ 5,000.00 for 100 % new plywood decking.
