Roof cost ROM - Montgomery County MD


I fully realize that there are many variables in roofing so I'm not trying to insult anyones intelligence by asking for a real estimate, just a rough order of magnitude (ROM) (per square). The situation is this: I'm going to look at a potential flip property, it might need a roof. The existing roof is a hip style with 2 valleys and a gable style roof over the garage, I believe there are about 5 or 6 vent penetrations. This would be a tear off and replace using a low-mid grade architectural shingle. For planning purposes how much should I budget?

Anyone know a good roofer in the MD-DC metro?

At least 20,000 dollars.


You need 3/4" under the tar paper as well. Nothing less.

This folks, is the exact reason that it isn't a great idea to ask people for budget prices online! That's some mighty expensive roofing at $20,000 per square. The 3/4" sheathing must be needed to support the solid gold shingles.

If it's walkable with just one existing layer of roof, I would figure on $300.00 per square.

I'll ask around about roofers in your area in a couple of the other forums I participate in.
