What is the best roof coating to use on a flat metal roof with two sky lights that leak and the roof pond water where the skylight are located???????????

everyone will tell you that theirs is the best but basically you can use whatever one you choose but just get someone good to do it. im not sure where you live but i have been doning flat roofing for 12 years in london and there are roofs around that have been laid in asphalt that have been there over 30 years so you could go that way. if you did use asphalt then you would have to timber deck on top of the metal sheet roof in order to do it. my personnal favourite for these type of areas would be an insulated built up felt roofing system using a decent supplier like bauder or axter that are two of the best out there and try and find yourself a decent felter in your area. depends on where you live but if you have an asphaltics near to you then go into there and they should be able to give you name quite easily of someone good or if your from the southeast then give me a shout and i could give you a handfull of names that could help you out.

Chemically, physically, lengevitally (is that a word?) polyurea is hands down the winner here.

I have done many types of roof coatings, and NONE of them stand up to long term watersoak (ponding) like polyurea. It is a true vapor barrier. Water does not permeate through it, unlike asphalt emulsions, elastomeric acrylics, etc. Those coatings are known as breathers, and breathers allow water vapor transmission, which leads to chalking and mil thickness loss in a short period of time.

Polyurea may be a little more expensive initially for a ten year warranted system, but you can get a 48 mil Average Dry Film Thickness membrane that outlasts the others, provides ample elasticity for metal roofing, will standup to indefinite watersoak, and, in fact mil for mil, polyurea is LESS expensive.
