replacing a patio roof - i can't diy


I'm trying to get a rough idea of repair cost for our patio roof. It has an existing rolled roof that is starting to leak. The previous owner hired someone to install the roof and used nails that are now starting to pop out hence the leak.

Unfortunately, this is way over my head as far as DIYing. I can't get up on the roof . Anyways, I called around for repair estimates and the common scope is tear off the old material and replace with peel and stick mule-hide. The area is about 500 sq ft in arizona. Cost about $1500 materials and labor, licensed/bonded contractor bids.

$1500 for 500' sq ? Wow, that's cheap. In Miami roofers would need to charge at least $2500 for that scope.

Very cheap for N. Idaho too.

That proposal will be 1000x better than what you have up there now. Make sure they address damaged/rotted sheathing.

Thank you both for your feedback. It is noted in the work proposal that 4 sheets of plywood is included with the bid. I take it this will replace any of the damaged/rotted sheathing?

Couldn't and wouldn't do it for that.

That is a smoking price so make sure everything is right.

Pretty cheap.

$300 per sq. with materials running about $200 plus per square ? Someone is mighty hungry.
