Seems like poorly trained, inexperienced builder and absent project management. Have them redo all this poor work. With the economy crisis the least you should get is what you pay for, and when you're spending your entire life paying for your home you deserve much better than living in a home that wouldn't meet standard building code.

Please advise - step flashing installation


So here is another flashing detail that looks very wrong. Just wanted to confirm with you guys. These are pics of brick veneer over the garage roof. There is no flashing of any kind that I can tell going over the roof from behind the bricks. They had some tarp/flashing attached to the wall, but they brick layers cut it when they were doing the brick and now it just hangs behind the brick. I included one pic of what it looked like before the brick. Also included 2 close-ups of the tarp behind the brick. Are they going to do something that I don't know to fix this? Is it possible that they put some flashing a couple of brick courses above and I just can't see it any more? Thanks again.

The stuff nightmares are made of when an adult....


WHERE is the cavity air-space moisture (solar drive) supposed to go since the underlayment drainage paper is cut now- and no way to fix it properly? http://www.buildingscience.com/docum...and-air-spaces

It is in your best interest to buy a different home. You probably already know this, but it never hurts to state the obvious. Your builder doesn't care about this build.

I replaced a roof for a guy with a 12year old home where the brick flashing(weepers) were done improperly, Simar to yours. He bought the home from the original owner, cost him over $30k to have the veneer replaced.

I'm not going to go into detail regarding the flashing, all I can tell you is that it looks like the different trades are not communicating with each other and again there is a lack of project management. That detail work is wrong and I see problems before the building is even finished.

So we decided to walk away. They refused to fix the major issues as they denied any problems with how they were doing things. They kept half of our earnest deposit but they did refund the other half. Thanks for everyone's help.
