Patio Roof Issue: Water or Paint Wearing Off?


Can someone look at these pictures and tell me if it's actually a water issue or if it's just the paint wearing off?

That is moisture. What kind of roof is it?

It's the roof of my front patio/porch. What do you think I should do to solve it? I'm attaching a picture of the problem area. Any advise would be very helpful.

Its hard to say. Do you have aluminum soffits. Where you could easily take them down and see what is going on under there? Also it looks like a new home. Get the GC out there who built it. It could be a small whole or no ice and water shield. Its hard to say.

Patio Roof Issue: Water or Paint Wearing Off?


Check the roof for improperly placed nails (using a flatbar, lift shingles individually and check under them; then use roof cement in caulk tubes to seal the shingles back down). It is common for some yahoo with a nailgun to just shoot them anywhere on a shingle, resulting in nails being placed to close or right underneath butt joints in the shingle roofing. Also, do the gutters overflow? They may be clogged. Do you have drip edge along the edge of the roof? Are the starter shingles staggered with the first row of dimensional shingles? Are the counter flashings and apron flashings installed into the brickwork (in a reglet)? Are they caulked sufficiently? Does the second story window have any cuts or expansion holes in the brick sill exposed?
