Opinion of roof proposal?
The roof on my 1968 ranch house is 20 years old and I have a leak. It's time for a new roof. I had a general contractor come out last week and he dropped off his proposal today. I had a roofing contractor come out today and he gave me a ballpark figure, his figure was pretty close to what the GC's proposal cost was. I am having another roofer come out for an estimate on Friday, as well.
Background:
Location is rural southern AZ, about 90 minutes from Tucson.
House was built in 1968 with newer addition. I don't know the slope, but it is essentially two sections that are perpendicular to each other and a small low-slope section which currently has elastomeric roofing.
Cost: $11,615
Remove and dispose all existing materials
Replace drip edge with galvanized 2X2
Replace up to 128 sq ft of 1/2" CDX 5 ply plywood at our discretion
Replace Fascia to south side of home
Install parliament synthetic underlay up to 2800 sq ft
Install up to 300 sq ft of Liberty peel/stick rolled roofing
Install up to 2800 sq ft of Tamko 30 yr heritage architectural shingles and 100 linear feet of ridge cap.
The only thing I am seeing that I don't like are the Tamko shingles (and the price!). Everything I have seen about them says they are crap and the mfg does not stand behind their product.
Any thoughts on the pricing or anything I should have added/removed from the contract?
