New roof required

I have just bought a terraced house with a flat felted roof. Although it does not appear to be leaking I asked a roofer to have a look at it. He said it is not in good condition lots of puddling signs of water under the top layer and had been patched up quite a few times. But he also said could get up to 5 years out of it before it needs replacing.
Anyone any idea how much it would cost to replace it and what should it be replaced with?

This site is geared towards DIY, not cost estimates

Costs vary widely, best bet is to get several local estimates once the roofing had been decided
