New Roof quote, help needed


We are in the process of obtaining quotes to replace our 25 year old shingled roof. Please advise if the quote, which is found below is sound in regards to quality roofing products. Thank you in advance for your response.

Replace any Damaged Plywood at $40.00 per 4 x 8 Fir Sheet -
Install GAF/ELK Weather Watch Along Gutter Line, Valleys and Chimney
Install 15lb. felt in all other areas

Install C31/2 Metal Drip Edge Around Perimeter
Install Pipe Flanges

"Install GAF/ELK Weather Watch Along Gutter Line, Valleys and Chimney"

Depends on the eave. A 2' overhang, straight out, is nearly 3' of roof on a 4/12 pitch. It wouldn't serve any purpose in that case. The weather watch must cover an area that represents a minimum of 2' inside the living area. You'll have to do a bit of math there to see if you are being served correctly. Most homes need two courses, 6', to be effective.

That shingle doesn't exist anymore. That guy needs to update his information.

Sounds like a very thorough proposal. Other than, yes, they are GAF timberlines now.

The quality of the shingles depends quite a bit on your location. Timberlines are borderline, ummm, junk up here.

I'd be a little more concerned with specifically WHO will be physically working on your house. Just as important if not more so than the products used.

If I understand correctly, the shingle still exists, but the name/warranty has changed. All this updating. I'm still getting things changed over from the 25 yr to 30 yr warranty change.

They're borderline here, as well. But south of the border.

The factory they originate from seems to be more important than the brand, quality wise.

We are using a very reputable roofer, who is a patient of mine. From what I've learned on the web, this product seems to have a good reputation. For Southern NJ, what would you recommend?

How about this.....If he is a reputable roofer, why not trust him? His opinion should mean more to you than random people on a DIY forum.

I'm not from the area, so I cannot say how good each brand is.

Like I said, how is he reputable? Does he put the shingles on? Does he have a good crew? Does he use sub-contractors? Does everyone have proper license and insurance, including any subs? Is there a building permit and inspection.
Many things are just as important as the materials used.

Hope it works out for you.

I would question the skylights. Vellux doesn't make a skylight with a flashing kit anymore. They may want to double check that for pricing.

Sure they do:

They do make a line of curb mounted units now, but they still make the integral curb units they always have. They changed the mounting system - for the better.

OP,the proposal seems thorough IMO.On my contracts I have an area that says,

Upon project completion prior to final payment Roofmasters 417 will supply a lien waiver from our suppliers to show materials being payed.It also states that the customer will receive in writing the workmanship warranty and details therein.It also states that shingle warranties will also be given.

The lien waiver is very important.If materials are not paid and a lien release is not submitted then you could have a lien put on your property from the shingle distributer until the materials are paid in full.That means you will have paid for them twice.

Whether he is reputable or not, I always like to become somewhat informed as to what is being done to my home, car, etc. It does not hurt for me to pick the ears of experts. No different than people doing so with me.
