Need new roof?
I have to re-roof a flat top roof 1000 sq ft. near the pacific ocean. When i got the house it had some kind of silver painted foam...which is now harden brittle with spider cracks...
A lot of things come up ...that i just been putting it off...now winter is here again...yikes!
I have been ... with putty knive and gualking filling the hair line and wider cracks on a weekly basis...as a .fix.(no inner ceiling leaks yet)
So there is 1. there is the old tar and pea gravel...2. Rubberize membrane of some sort...welded or self stick...that have been considered.
Here's another question...how about aluminum or some kind of metal sheeting??? Or 'composition' roofing material.....simular to what composition shingles use?
The main thought is longevity and and what is most FIRE retardent? As these old houses are build wall to wall next to each other.
So.....what is the material of choice that will last long and is practical or most popular in a coastal foggy city?...
Has anything NEW come out... HOW ABOUT the self sticking membrane which is relatively new...any feed back on how it is holding up? Something that would last more than 5 years is preferable...
Someone said that the old hot mop pea and gravel...was good for 30 years...?

ps...ok...had this thread in the chat section...so now in the right roofing section...would like to hear from you roofers.
I would recommend you completely remove the old roof material and check that the old sheathing is in good shape. Note any puddling so it can be corrected if needed. Then recoat with TPO membrane.
