Need a New Roof
 
Hope someone can answer some questions for me. We had a new roof put on 5 years ago & the roof is shot, so are my ceilings. The insurance company won`t pay for the roof because they said it was from ice damning. We have a low slope roof that had ice & water shield put over entire roof.All shingles were suppose to be tarred ...but weren`t.
:mad: Everyone that had anything to do with the roof are passing the buck & so far nothing has been done. The shigles are IKO & so is the ice & water shield. I checked on there web site and from what I read if Ice& water shield is applied over the entire roof there is not suppose to be any ice damning. Help please.

On a low slope roof, there will be ice damming. Ice & Water Shield won't stop this from happening, but SHOULD stop leaks from happening due to ice damming. Kicker is....IF it was applied properly, then that's true. If it wasn't, then your on a hope and a prayer and a little luck.

This is why it's fairly easy to "pass the buck". Manufacturer says "Our product didn't fail, it must have been installed wrong"...Installer says "We put it on according to man. instructions, it must be faulty product." Supplier says..."We don't make it OR put it on, we're just the middle man". The idea is to make you just say heck with it and give up.

BTW - How low slope are we talking about?

With it only 5 years old, IMO it shouldn't be failing yet. However, the warranty period is (usually) too long. I see a lot of people on here say "We had a new roof installed 15 years ago and it was supposed to have a 25 year warranty...is it faulty product?" Usually...NO. If you get half the warranty period, you'll be doing pretty well. BUT, as I said, if it's only been 5 years and noone will do anything for you, you may consider hiring a lawyer. I'm not much on lawsuits and the like, but IF you can't get any response out of anyone to repair your roof, then you have little choice. IMO, 5 years is within time that you should reasonably be able to expect the roof to still be in good shape.

Ice and water shield wont stop ice damming but only helps protect from water seeping under shingles when it happens. I would suggest you have your attic insulation and ventilation checked because it sounds like heat is escaping your home and collecting in your attic. The melting snow runs down your roof and refreezes over your soffits.

It sure seems like you are on the losing end. Maybe you could call the original contractor and try and set up an estimate for a leaking roof. What's up with the shingles getting tarred? Is this for the most part a flat roof??? Need to call some one if it's still leaking. Call and get some estimates and advice to get the ball rolling.
