Need Help!!!

So I am in the process of getting bids for a new roof. I am looking at getting either the certainteed landmark or presidential shake. I have done my homework as far as products go, however my question lies with who to hire. I have received approx. 4 bids. 3 of them were fairly competitive and in the same ballpark and one was 4k lower. Workmanship warranties included 5,7, and 10 years. What should I be looking at to help me make the best decision possible? Thanks- Andrew

Throw out the lowest. Get references on the others. Be leery of anyone who asks for a large amount of money up front. I would be more concerned about competency, experience, and reputation than then who is offering 5,7 or 10 year workmanship warranty. If the workmanship meets mfg spec's it should last close to the mfg warranty

Those long "warrantys" are just silly and will not mean a thing if there not even in business any more.
If a roof does not leak in the first year it's highly unlikely it ever will.
Watch out for vague statements in the quotes that read " replace flashing as needed.
All the roof jack seals need to be replaced not just roofed around.
Any poorly flashed chimney flashing needs to be replaced not just worked around.
Do all the quotes include drip edging?
What's it say about the cost to replace any rotten sheathing they find?
Nails and not staples on the shingles?
Storm and Ice shield in the valleys and along the lower edge up to the house envelope?

Not necessarily true Joe.

If they are offering one of the systems warranties, the warranty is backed by the manufacturer. This is why most of our customers opt for the additional warranty coverage through the manufacturer. Just additional peace of mind.

Ask for a copy of insurance (if they hurt themselves) and call the insurance company. Lowest bid can mean cutting corners. Lowest by 4000 looks like there will be a lot of corners cut. It could mean different material and maybe worth reasking what material.
