low pitch reroofing


My roof is about 1,480 sq. ft. and the pitch is just under 3in. for every ft. I live in Northern CA. The summers are hot but dry and we get moderate rainfall in the winter. The roof has shingles now but I'm under the impression that's not what's recomended for the pitch. What would you recommend? Modified Bitumen? Tar & Gravel? I'm clueless as to what to use and how much it could cost. I'm planning on selling in the spring and the shingles aren't doing the job (small leaks during heavy rainfall). I wanted some sort of idea before I got estimates because I'm a good target for a rip-off.

If it's leaking sounds like a good time to fix it before you get to much water damage, though you probably already have some. Get as many estimates as you want if there free, and then post back your questions about estimate....
