liquid roof seal


what experience has anybody had with these liquid roof spray, brush,roll on roof products are they any good, do they last 10 years or so as claimed or are they a just a stop gap measure before you need a new roof after a few years, are they easy to apply, its just that our roof is looking a bit worse for wear maybe 2-5 years left in it and i know its going to cost a lot to re shingle lots of angles and steep in places, and how does it compare cost wise compared to re single

Don't waste your money. Some professionally installed coatings may give some extra life to a flat roof but not much. The sno-coat and such you buy at the big box stores is a total waste of money. Plus, none of it is designed for a shingle roof. Not too many options for you on your roof other than babysit and repair if possible til you can afford to replace it.

A few ideas... get a bunch of quotes now ... don't pick the biggest ads in the YP.

You want to get a quote with ridge vent.

Get a quote to have it done NOW ... and then if you can't afford it ... call the sales people back in December...

I know that the best time to negotiate with roofers in California is for jobs starting January & February ....

Offer to:
a) pay cash
b) leave a yard sign up for 3 months if they do a good job.
